Has anybody ever had to deal with the council ref building works? ihave had a surveyer make a recommendation that building control rejected. given that you need to pay for both does this suggest there is some kind of racket going on?

There will be a nice reason for the rejection. you need to amend your plans and re-apply, or better still sack your surveyor and get someone who knows what they are talking about. like a builder, surveyors know nothing about building, they only read about it in books, thats why they always turn to a builder when they come unstuck.
